This section has been divided into current and completed projects. The current
projects section details projects that our office is developing or projects
that are currently under construction. The completed section detain a
highlight of some of the more interesting projects that WestSound
engineering has supplied either engineering planning or land surveying for.
Each listing includes a brief description of the project, its main features,
the specific hurdles encountered and the services provided by WSE.
Additionally, a small indicator has been added to the end of the title line
in parenthesis to provide a quick reference to which services (E – for
engineering, P – for planning, S – for surveying) were provided.
East Park LLC Bremerton, WA
WestSound Engineering, Inc. prepared the boundary and topographic survey of this
47-acre site. Technical assistance was provided during the Sub-area Plan approval to
establish design standards for the new roads and utilities. WSE
represented the Client at public hearings, designed utility improvements to
the 1940’s era water, sanitary and storm sewer systems. Phase 1 design of
the 4,500+ linear foot water system greatly improved system reliability and
required a hydraulic analysis of the two available system pressure zones. Total estimated site improvements are
expected to exceed $10 million for approximately 460 residential units. Work
is ongoing.
Lakeland Lodge Bremerton, WA
WestSound Engineering, Inc. prepared the topographical
survey of this 4.49-acre site for the proposed 140,000 square foot
retirement and assisted living facility. Consulting services included
completion of the grading, underground storm drainage detention, rain
gardens and bio-filtration swales for storm drainage treatment, conveyance
systems, water system and sanitary sewer extensions and frontage
improvements. Plan approval has been obtained from the City of Bremerton. We
are currently coordinating our efforts with the project team to obtain HUD
approval.
Mallards’ Landing Lots 2 and 3 Gig Harbor, WA
WestSound Engineering, Inc. prepared the civil site,
water, sanitary and storm sewer designs for this 7.8-acre, two-lots with 5
buildings and commercial development in an area significantly impacted by
existing wetlands. Stringent Gig Harbor standards required hydraulic
analysis and design for a double detector check valve protected fire hydrant
supply main system capable of 3,000 gpm flow rates. Work is ongoing.
Olympic College Bremerton, WA
Olympic College is building a new consolidated child
development center on property recently donated to the College by the Bremer
Trust. WestSound Engineering, Inc. is civil engineering sub consultant to
Rice Fergus Miller Architects for this project. The schematic design work is
under way with design development and preparation of construction drawings
and bid documents to follow. WSE will also assist with the LEED
certification process to meet the LEED silver standards for this 10,000
square foot building.
Belfair Valley Plaza Mason County, WA
WestSound Engineering, Inc. updated the site plan for 7.5-acre shopping center and
processed it through a new SEPA approval. Consulting services included
completion of the ALTA survey, revision of the grading and storm drainage
conveyance system, water system extension, on-site sanitary sewer disposal
systems, landscaping, illumination, SR 3 road widening, and bid documents.
Construction management services included coordination with the owner, site
contractor, Safeway building contractor and two architectural firms.
Parr Auto Group Bremerton, WA
The City of Bremerton placed this 11.4-acre residential site up for sale for
redevelopment into a commercial retail use. WestSound Engineering, Inc.
provided a feasibility study and cost estimate for the Parr Auto Group
during the bid preparation. We prepared
applications and obtained permits
for site plan approval, special use permit, a special exemption, NPDES
permit, WSDOT utility permit, and plan approval for on-site and off-site
improvements. Offsite improvements included mass grading of WSDOT
right-of-way and City of Bremerton property to include a 700 foot long bio-filtration swale and a regional stormwater detention pond. Oyster Bay
Avenue was improved over a 1700-foot length with curb, gutter, sidewalk,
street lighting, storm drainage, rockeries and left turn lane. The new
centerline of construction alignment was coordinated with the City to
maintain access to existing driveways and preserve existing utilities. The
street profile was changed as much as 10 vertical feet. Approximately 900
feet of 66-inch diameter culvert was placed underneath the SR 3 right-of-way
to improve storm drainage and eliminate grade hazards.
On-site improvements included over 120,000 cubic yards of earthwork and
23,000 square feet of retaining wall. WestSound Engineering, Inc. prepared
design plans, specifications and engineer’s estimates for site utility
demolition, grading, drainage, sanitary sewer, water main, paving and
striping. We also attended weekly owner meetings and subcontractor meetings
prior to and during site construction to assure project success.
Mosher Creek Kitsap County, WA
This 108-lot plat is located in the Mosher Creek drainage basin of central Kitsap
County. WestSound Engineering provided engineering design, permit
coordination, construction consultation, erosion control monitoring and
coordinated sub-consultants for land surveying, geotechnical evaluation,
structural design, landscaping, construction testing and construction
staking.
Unique features to this project include a footbridge that provides a pedestrian
trail connection to both sides of the creek and utility crossings for
sanitary sewer and storm drainage. Reinforced concrete wall and Keystone
retaining walls, polyethylene liner and grasscrete pavers were utilized to
provide the necessary storm detention pond volume in the limited space
available. Wetland enhancement, stream buffer enhancement and a
bio-filtration swale are provided to protect water quality and improve the
riparian zone for Mosher Creek.
Storm drainage analysis work included a flood plain analysis, an extended detention dry
pond designed to meet the Washington State Department of Fish and Wildlife
Hydraulic Project Approval and water quality mitigation conforming to the
Washington State Department of Ecology Stormwater Management Manual for the
Puget Sound Basin.
Sinkhole Repair Project Port Orchard, WA
WestSound Engineering, Inc. was hired to assist the city staff during the last winter storm in responding to a 20 feet by 50
feet sinkhole that developed as a result of a failed storm pipe underneath
an existing commercial parking lot along Bethel Avenue. WSE coordinated the
geotechnical evaluation, FEMA investigative work, and City’s emergency
response. WSE prepared site survey and used it to prepare full engineering
design plans and specifications, coordinated the HPA permit with Fish and
Wildlife, and assisted the City staff during the bidding process and the
mandatory walk-through for the project.
Arnold Street Culvert Replacement Port Orchard, WA
WestSound Engineering, Inc. was retained to evaluate the serviceability of the culvert for Annapolis Creek,
located at Arnold Street and Bay Street. A sinkhole had developed in the
asphalt paving and emergency repairs were put into place while a permanent
solution was devised. WSE coordinated the geotechnical evaluation, hazardous
material testing, and stream classification to verify site conditions and
construction requirements. A soil sample was obtained for an archeological
assessment. WSE provided the field survey and evaluation of the culvert
condition. The results of the findings concluded that the sinkhole was due
to construction activities on private property. Recommendations were
provided to the City for discussion with the property owner on the needed repairs.
Orchard Court Retail Port Orchard, WA
Through coordination with the building Architect, WestSound Engineering
prepared and evaluated site plan options to select the most appropriate plan
for application to the site. WSE then coordinated with the City of Port
Orchard and West Sound Utilities to prepare construction plans and documents
outlining the design goals of the selected site plan. WSE was able to
obtain construction plan approval while West Sound Utilities was
refurbishing an existing sewer main and provided inspection and recording
services as needed to satisfy occupancy permits.
Gamble Creek Culvert Replacement Kitsap County, WA
This project replaced the existing 48-inch concrete culvert with a pre-designed, pre-cast bridge system.
Design included temporary stream by-pass, and temporary erosion and
sedimentation control, and flood elevation data for the Corps of Engineers
permit. Services included right-of-way control, site topography and the
preparation of legal descriptions for easements. Culvert design was based
on the no slope method established and reviewed by the Washington State
Department of Fish and Wildlife.
Clear Creek Elementary School Central Kitsap School District, WA
The project scope included surveying and engineering design to provide
additional parking along Sunde Road. WestSound Engineering, Inc. provided
the following: Reviewed existing site conditions with the district and
on-site school staff and prepared project plans, specifications and
engineer’s estimate. WestSound Engineering, inc. provided contract
administration during construction.
Washington Education Association Kitsap County, WA
WestSound Engineering, Inc. obtained site plan approval and construction
approval for this office building located in north Kitsap County. We also
coordinated the preparation of a boundary line adjustment to create the
required lot size for this project. Our knowledge of the adjacent
improvements and development history of adjacent parcels was critical to
document compliance with storm drainage, access, and site plan requirements.
Woodlands Elementary School Central Kitsap School District, WA
The project scope included surveying and engineering design to create additional
permanent parking for school staff. Evaluated options to maximize parking
within the limited budget by meeting storm drainage regulations without
expensive underground storage. Coordinated permit review, wetland buffer
setback, and certification of construction.
Viking Way Sanitary Sewer Extension Poulsbo, WA
WestSound Engineering, Inc. designed the extension of gravity sanitary sewers to the
north side of SR 305 to serve the new development of residential and
commercial properties in conformance with the City of Poulsbo’s
Comprehensive Plan. Improvements included 1920 linear feet of sewer, boring
underneath SR 305, connection to two downstream sewer lines, and diversion
manholes to allow the City of Poulsbo the option to divert flow in either
downstream line. Services included design survey, construction drawings,
design coordination, utility permit with the Washington State Department of
Transportation, coordination with other parties for their extension of
sewers, and construction staking. Construction costs were approximately
$100,000.00.
Station 64, Kitsap County Fire District No. 12 Kitsap County, WA
Provided conceptual design, construction cost estimating, construction documents and
contract compliance as the civil engineer subconsultant to Rice Fergus
Architects. Coordinated site layout, biofiltration and grading design
revisions of the original design to reduce costs and improve access between
the existing and proposed buildings. Improvements included fire beacons,
grading, underground storm detention, biofiltration swale, water main
extension, sanitary sewer pump station, oil/water separator for the building
floor drainage, and utility services.
Port Ludlow No. 7 Jefferson County, WA
Provided final plat engineering design, construction staking, construction consultation and
final plat processing for this 22-lot plat located in Jefferson County.
Coordinated design parameters for storm drainage control and building
setbacks on steep slopes with the geotechnical engineer. Amenities included
pedestrian trail and sport court designs.
Storm drainage analysis work included an extended detention dry pond and biofiltration
swale designed to meet the Washington State Department of Ecology Stormwater
Management Manual for the Puget Sound Basin for stream bank erosion control
and water quality mitigation. Additional culvert and ditch conveyance
analysis was provided to abandon and re-route the upstream storm drainage in
an existing County road and to provide inlet protection at the project's
point of discharge.
Taree Drive Drainage Outfall Kitsap County, WA
WestSound Engineering, Inc. prepared the construction plans to replace the
existing outfall with high-density polyethylene pipe. The 60-foot vertical
drop outfall to Appletree Cove in Kitsap County had leaked and caused slope
and pipe failure. Design included pipe sizing, anchoring, energy
dissipation, and a footbridge over the pipe.
